A quick guide to Specialist Disability Accommodation (SDA)

The rollout of the National Disability Insurance Scheme (NDIS) means a new way of funding homes for people with disability. Find out what these changes mean for you.

What is Specialist Disability Accommodation (SDA)?

SDA refers to specialist housing solutions that meet the needs of people with disability who have a significant functional impairment or high support needs. SDA homes often include special design features, and are located in areas best suited to independent living.

It’s important to note that SDA doesn’t refer to support services, only the homes in which these services are provided.

How will SDA change under the NDIS?

The NDIS will empower you to make your own choices about where and how you want to live. Accommodation will be funded on a per-person basis, and you will be able to choose between a bigger supply and wider variety of housing options. That means you will have greater access to one, two and three bedroom apartments, villas and houses that more closely match your lifestyle and needs, and give you more independence.

I’m already living in SDA. What will change for me?

Nothing. If you’re happy in your existing accommodation and choose to continue living there, the NDIS is committed to providing the ongoing support you need to stay in your current home.

But if, in the future, your circumstances change and you want to explore alternative accommodation options, the scheme will give you the opportunity to do that. And once SDA is part of your NDIS plan, it’s fully portable. That means you can change your accommodation when you choose, including to locations that have not yet been phased into the scheme.

Who is eligible for SDA?

SDA is for people who need specialist solutions to meet their complex needs, and is not intended to provide housing for everyone with a disability.
