To alleviate the rise in living expenses, we won’t charge the tenant any money out of their pocket from their welfare payment. In addition, we won’t collect any rent from the tenant’s Commonwealth Rent Assistance. Not only that but also all bills are included at a free of charge. This means that the tenant does not pay for electricity, water, gas, internet, or Netflix subscription. All of these savings are subject to that the tenant has a sufficient SDA fund/plan to cover the rent and bills cost.
This uniquely designed smart house was specifically built for shared accommodation for NDIS participants considering the privacy of each person and incorporating the smart technology to control all devices and lights in the house. The entire house is covered by smart lights, smart motion light sensors, and smart motorised blinds. All of those are controlled by Alexa or by applications via a tablet provided. The backyard has also a covered home gym as shown in photos.
The property is very safe and secure to live in. The main door and each bedroom have a wifi touch keypad lock so no keys are needed or lockout as well the house is front-fenced and secured by external cameras and gates. The house is located in a very quiet area within walking distance of Volunteers Park. It is 3 mins only by driving to Oran Park Podium and all other facilities. Plenty of car parking is available on the street with one car spot off the street.
The house has 4 MASTER bedrooms and EACH one has its walk-in robe and ensuite so no bathroom to share for more hygiene and privacy. Each bedroom also has its own 42-inch smart TV hung on the wall for more privacy so everyone can spend their time on their own. Also, all internal walls between bedrooms are fully insulated by premium soundproofing for more privacy and quietness. There is still a 75-inch smart TV in the common area if people like to come and spend some time together.

Application Criteria
Each master bedroom has the following features and brand-new furniture and devices:
- Ensuite with Bluetooth backlit speaker mirror;
- Walk-in robe;
- Double bed with a mattress;
- Bedside;
- Dresser;
- Computer desk;
- Adjustable desk chair;
- Console table;
- Wi-Fi keypad lock; and
- A separate air conditioner zone controlled by the tablet app (tablet provided) as well as wall controller so the person can set up their own bedroom temperature and volume of airflow.
Each bedroom has also its own smart voice control system that works separately from other bedrooms so no overlapping between each system in the bedrooms. This means tenants cannot control or access accidentally other tenant’s systems or devices via Alexa or apps.
Voice command by Alexa runs through the Echo Show 10” device provided in each bedroom to control the following:
1) Wall switch;
2) Fully colour-changing downlights;
3) Ceiling fan;
4) Two blinds;
5) Smart 43-inch TV;
6) Amazon FireStick for streaming through different streaming services Netflix (subscription included in the rent), Amazon Prime or Stan
7) Philips Hue TV light strip at the back of the TV that syncs while watching movies.
Automation and routines were already set up for each bedroom. Routines and Automation can be customised according to the person's needs. The automation below are just examples:
