Pendle Hill: A Village of Seven. Five of the seven villas are available now.
A purpose built micro village of seven independent High Physical Support SDA villas in Western Sydney. Each villa is a self contained home for one participant, so a resident has their own front door and their own private garden while staying part of a connected community.
This suits a participant who wants to live alone, with the privacy and autonomy of their own dwelling, but who does not need dedicated 24 hour staffing inside their own home. Support is delivered through a shared concierge model. A separate Community room within the village houses overnight support workers who respond across all seven villas, so every resident has support available around the clock without paying for a dedicated roster in their own dwelling. It makes better use of OOA funding and it means support workers are never working in isolation.
Each villa is built from the ground up to NDIS High Physical Support standards. Open plan kitchen and living flow to a private grass garden through floor to ceiling sliding doors. There is an ensuite plus a separate accessible guest bathroom with grab rails and a roll in shower, an accessible kitchen with cooktop, and integrated smart home controls for climate, intercom and lighting. Two shared car spaces on site for visitors and support staff.
Pendle Hill station is a short walk on the T2 and T5 lines. Westmead Hospital is about 15 minutes and Westfield Parramatta about 15 minutes.
Better Living Solutions is the SDA provider and Supporting Disabilities Australia delivers the supports on site. Medium term and short term accommodation are also accepted.

Application Criteria
Applicants must be NDIS participants with Specialist Disability Accommodation funding for the High Physical Support design category in their plan, or actively seeking it.
We also accept medium term accommodation and short term accommodation.
Each villa is a self contained dwelling for a single participant, so there is no housemate compatibility to work through and a placement can move quickly.
There are no restrictions based on cultural background, income or location. Aboriginal and Torres Strait Islander participants are warmly welcome, with culturally safe supports available.
Applicants from any Local Government Area are welcome. Rent is the standard SDA Reasonable Rent Contribution.
